Policies

Room Policies:

Check-in time is 2pm to 10pm.  If arriving later than 10pm, please call us at 1-800-633-5624 to make arrangements.  We are a family-run operation, and may be gone during a portion of the check-in hours.  If that is the case, a self check-in process is arranged.

Check-out time is 10:30am. Checking out after 10:30am will result in a $25 charge unless an arrangement is made beforehand.

All units are non-smoking, and we do not accept pets.  Smoking is permitted outside of the rooms.  A violation of this policy will result in a charge of $250.

All accommodation prices account for 1-2 people.  Each additional person 4 years old and over is $8/night.

We have cot mattresses and a pack ‘n’ play for rent for $5 each.

Reservation/Payment Policies:

A credit card is required to make a reservation, but does not have to be charged.

A minimum of a 1-night deposit is due to hold a 1-night to 6-night reservation.  Week long stays and longer require 50% of the room rate to hold the reservation.  When booking, If the minimum required room rate amount is not specified for the initial charge, the total reservation amount will be charged.

Acceptable payment methods for deposits are cash, check, and/or credit card.

We charge 3.5% to all credit card payments.  To avoid this fee, checks are accepted as long as we receive the check within 7 days of making the reservation, and that there is 10 days or more before your check-in date.

All reservation balances are due on arrival at check-in.

Cancellation Policies:

Cabins and Pemi Cottage:

We require a 21 day (3 weeks) advance notice for change or cancellation of a reservation to receive a full deposit refund.  Cancelling 21-7 days before arrival date will result in a charge equal to 50% of the total reservation price.  Cancelling within 7 days before the arrival date will result in a charge equal to 100% of the reservation price.

Motel units:

We require a 14 day (2 weeks) advance notice for change or cancellation of a reservation to receive a full deposit refund.  Cancelling 14-7 days before arrival date will result in a charge equal to 50% of the total reservation price.  Cancelling within 7 days before the arrival date will result in a charge equal to 100% of the reservation price.

Policies for On-site Amenities:

Summer outdoor heated pool hours: 9am-10pm.  There will be no lifeguard on duty and no diving is allowed.

Chimineas and seating are provided in two locations on-site, but wood is not provided.

Customers are welcome to bring their own grills since we do not provide them.  All grilling must be done on a grass surface.

Long Term Winter Seasonal Rental Policies:

We offer long term winter seasonal rentals in units with a kitchenette for typically 4 – 6 month periods, but shorter and longer stays can be worked out.  We do not offer long term rentals during summer or fall months.

Stays that last 185 nights do not pay any tax

To reserve a long term winter seasonal rental, we require a security deposit (refundable at end of stay barring normal wear and tear to the room) equivalent to 1-months’ rent. Payment for the season is required upon check-in, but payment plans can be arranged if necessary.

If a guest cancels their seasonal reservation within 60 days of check-in, their security deposit will be forfeited.

If a guest chooses to leave a seasonal reservation early, their security deposit and upfront payment will be forfeited.

We require once a week housekeeping for long term seasonal rental units.

By staying with us, you are visiting a privately owned family-run property.  Management reserves the right to refuse service to anyone, and will not be responsible for accidents/injury to guests or for loss of money, jewelry or valuables of any kind.
